STRUCTURE SEPARATION, SIDE SETBACK, REAR SETBACK & BUILDING HEIGHT


Request:  An application has been filed requesting variances from the Single Family Residential lot standards and Accessory Building standards for a detached garage. The first request is to reduce the structure separation from 10’ to 4’ as the proposed structure and neighboring existing accessory structure relate to one another. Next the applicant is requesting to reduce the side yard setback from 6’ to 4’ where the proposed structure abuts the property at 170 University Dr. The third request is to reduce the rear setback from 10’ to 6’ 6” for the proposed garage. The final request is to allow the proposed accessory garage height to be increased from 12’ to 14’ 10”.

FRONT YARD SETBACK


Request:  An application has been filed requesting a variance from the Single Family Residential Lot standards for front yard setback. The request is to allow further encroachment into the front yard setback to increase the porch from 16 to 32 square feet. The request is due to the existing front porch already being located in the required front yard setback so a variance is required for any expansion.
